RESIDENTIAL PROPERTY MANAGEMENT/LEASING PROGRAM
We strive to meet all of our clients needs while providing our expertise in all aspects of management, i.e.: leasing services, accounting, administration, facilities management, financial services, compliance administration, and relationship management with tenants and vendors. This program provides the following services and care for your investment:
- Establish a fair rental market price though a comprehensive market analysis
- Provide recommendations to enhance property marketability
- Market your property through a comprehensive local and internet marketing program
- Screen prospective tenants and demonstrate your property to potential tenants
- Process Application/Background and Credit reports to assure caliber tenants
- Prepare all paperwork, including Lease Agreement, Rules and Regulations, and required addendums
- Complete an initial walkthrough inspection
- Collect Security Deposits and Rents.
- Inspect the exterior of your property on a recurring basis and provide semi-annual interior inspections to assure the property is well maintained
- Provide our clients with monthly financial report on their investment along with recurring overviews from the Property Manager
- Provide on-line rent payment services, to include, ACH, Direct Deposit, Credit Card and check payments
- Provide 24/7 Maintenance Services to our clients and tenants and for ease of reporting on-line work order request system
- On-line Disbursement of Funds
- Move-out Inspections
- Final disposition of funds and property status
LEASE ONLY SERVICES
This program is for investors who would like to manage and maintain their own investment but would like Kellar Realty and Property Management Inc. to provide them with a qualified tenant. These services would include:
